5 Frequently Asked Questions What is Section I? 1990.(f) – Section I contains items where there is visible evidence of active infestation, infection or conditions that have resulted in or from infestation of infection. What is Section II? – Section II items are conditions deemed likely to lead to infestation or infection but where no visible evidence of such was found. * Further inspection items are defined as recommendations to inspect area(s) which during the original inspection did not allow the inspector access to complete the inspection and cannot be defined as Section I or Section II.”

6 What do we look for? – Wood Destroying Organisms Termites, Structural Damage, Wood Boring Beetles, Dryrot, Fungus, etc. – Conducive Conditions Plumbing Leaks, Faulty Grades, Moisture Conditions, Shower Leaks, etc. Where do we look? – Interior, Exterior, Attic, and Substructures (*When applicable) What is an inaccessible area? – Areas that cannot be physically / visually inspected. FAQ’s

7 What is the Difference Between a Termite Inspection and a Home Inspection? – While the Inspections May Appear To Be The Same, We Are Looking For Different Issues Within The Structure.

9 Why Would I Have to Fumigate? 1991.1 …evidence indicates that wood-destroying pests extend into an inaccessible area(s), recommendation shall be made to either: (A)enclose the structure for an all encompassing treatment utilizing materials listed in Section 8505.1 of the code, or (B) use another all encompassing method of treatment which exterminates the infestation of the structure, or FAQ’s

10 (C) locally treat by any or all of the following: exposing the infested area(s) for local treatment, removing the infested wood…. Local treatment is not intended to be an entire structure treatment method. If infestations of wood-destroying pests extend or exist beyond the area(s) of local treatment, they may not be exterminated. FAQ’s

11 Termite Reports There are four types of reports you may receive. – Complete – Limited – Supplemental – Reinspection

12 Termite Reports Complete Report: A complete report is the report of an inspection of all visible and accessible portions of a structure. Limited Report: A limited report is the report on only part of a structure.

13 Termite Reports Supplemental Report: A supplemental report is the report on the inspection performed on inaccessible areas that have been made accessible as recommended on a previous report. e.g. Locked areas, decks, garage, damages Reinspection Report: A reinspection report is the report on the inspections of item(s) completed as recommended on an original report or subsequent report(s). e.g. Work done by others

19 Termite Reports The Main Difference is the coding of the findings. (1A, 1B, 1C, etc.) The code on the graph coincides with the findings & recommendations on the subsequent pages.

27 Termite Reports What if the report has No known / visible wood destroying organisms or infections? You will see a certification statement within the report. – "This is to certify that the property described herein is now free of evidence of active infestation or infection in the visible and accessible areas."

28 Termite Reports What if I need to have termite work done? – Once work is completed you receive the following….... * Work Authorization form and notices must be signed by an OWNER or AUTHORIZED AGENT
