2 AuctionCentre.com.au has been developed and tested over the last 3 years through the selling of agricultural and earthmoving machinery and has proved a success in that time. Real Estate auctions have been successfully conducted during this time. When listing a property for auction or tender on AuctionCentre.com.au a document upload facility exists giving the agent the ability to display contracts, terms and conditions and any other relevant documents in relation to the property.

3 Why sell on ? Buyers can view and place offers on properties 24 hours a day Only licensed Real Estate agents and Auctioneers can list and sell property on AuctionCentre.com.au Buyers have access to copies of the contracts, rates notices, auction terms and conditions and any other relevant documentation for the duration of the auction lead period. Buyers are more comfortable in buying via this method as they can bid from the comfort of their own home or office without feeling intimidated by the auctioneer. All buyers’ bids are recorded along with their full contract details so the agent can not only follow up the losing bidder but all other bidders that participated in that auction. Our experience shows that Real Estate buyers are very comfortable buying using this system. A property can be listed in Rapid Sale, Tender, Auction or a variation of any style. When you have stock listed in your website that is also in AuctionCentre.com.au a link can be created to that item from your site to the corresponding page in AuctionCentre.com.au for buyers to start bidding or place offers on your Rapid Sales listings.

4 Rapid Sale and In the Rapid Sale area the agent can place properties for sale in the interactive sales area with or without a price. When buyers view the full details of the property on AuctionCentre.com.au they can make an offer by entering their username and password and offer amount to begin negotiations. Once a buyer has put in his or her username and password the agent will have full access to their contact details for follow up. The agent can place the property in Rapid Sale for any period and if unsold can easily modify the listing to either auction or tender

5 website The front page has links to all major categories including; Real Estate, Agricultural Machinery, Earthmoving Equipment, Motor Vehicles etc. AuctionCentre.com.au costs only $20 plus GST per week to list as many properties as you like under the For sale and Rapid Sale categories. The cost to list a property for Tender or for Auction is only $150 plus GST The front page of the Real Estate section can display up to 10 properties, giving agents the opportunity to highlight their feature listings for an additional cost of $100. (subject to availability) The front page also contains site navigation tools, access to the terms and conditions of site etc along with Real Estate categories. Real Estate categories are searchable by property type, attributes, postcode, agent, for sale, for tender and for auction.

10 Bid Page All office logos will appear on the bid page in AuctionCentre.com.au When a client clicks on ‘View Agent Details’ a page with the listing agent’s details, photo, and office details will be displayed. Each individual office can have all their listings together on one page Administration Area The agent can log into the administration area by putting in their administration login name and password. Once access is gained to the administration area the agent can build the office profile including details of all sales staff and office logo. Sales staff can be added or deleted by the administrator.

18 administration Unlike other websites AuctionCentre captures user information when they have a detailed look at an item. This information can then be used for follow up and to build your client database of potential buyers.

19 Selling by Auction AuctionCentre.com.au can provide an auctioneer if required however most real estate franchises provide access to an auctioneer for their offices. To auction a property in AuctionCentre.com.au the office needs to assign the auctioneer who will be controlling the auction and set up the auctioneers profile. There is no limit to the number of auctioneers that can be set up in AuctionCentre.com.au for any single office. Once in the system auctioneers can be assigned to the appropriate listings. Note: All auctions must by law have a licensed auctioneer in charge of the auction and the AuctionCentre.com.au will not allow you to auction a property until you assign an auctioneer to that property. Once you have selected the property and assigned an auctioneer you can create the auction details including date and time the auction will close, contracts, terms and conditions, reserve, bid increments etc. Full control over the auction can be accessed through the administration area by the agent or administrator.

20 Terms and Conditions when selling by Auction and Tender While AuctionCentre.com.au has its own terms and conditions for selling by auction and tender it is mandatory that agents upload a PDF with their own terms and conditions for the property they are selling.

21 Advertising and Promotion Advertise the property as you would for any auction/tender/for sale and simply direct buyers to www.AuctionCentre.com.au and ensure you include the item number within advertising material When selling by Auction you can use two methods –You can sell exclusively online Or –Invite potential bidders to your auction rooms when the auction is closing and provide them with a computer to bid if they wish If inviting bidders to your office you should include something similar to the below example in your advertising: “Buyers who for whatever reason do not have access to the Internet are invited to our office at (office name and address) and we will assist you with the process. Buyers wishing to attend this auction at our office please arrive at least one hour before auction close giving you enough time to register.”

22 Auction Progress While an auction is in progress the agent/auctioneer/administrator can change the reserve and bid increments. You are able to view the number of unique visitors that have had a detailed view of the property and give feedback to your vendor.

23 Post Auction If the property sells at auction a congratulations email will be sent to the buyer along with instructions of what to do next. The buyer will also receive a copy of the contracts, terms and conditions and any other relevant information they require. The buyer can print out the contracts, fill in their details and send back to the agent with the deposit or alternatively the buyer can forward the contracts to their solicitor where they can be printed and signed before being sent back to the agent with the deposit. (Same procedure can apply to Rapid Sale or Tender providing all contracts and details are on the site) The nominated sales agent will receive an email with full name and contact details to follow up the buyer to make sure the transaction runs smoothly If an item has been passed in and you reach agreement with any one of the bidders you can select that bidder. Put in the agreed amount and the same email and documents will be forwarded onto the successful purchaser. When using this function it is advised that agents take great care that the information is accurate. If you have the full contract terms and conditions loaded with a listing in Rapid Sales area and you reach a private agreement the same emails can also be sent. Agents Note: Should the buyer send the contract to his solicitor to finalise the sale you should not allow the solicitor to change any of the terms in the contract that was won without seeking legal advice as the terms on this site are binding and once changed after sale may leave the door open.
