Aspects of time performance ARBE121 - CLIENTS’ REQUIREMENTS FOR PROJECTS Minimising procurement time Getting the building finished as quickly as possible Meeting a deadline or series of deadlines Having the new Management School open by start of new academic year Starting work as quickly as possible Local Authority has money to spend this year Minimising a particular phase of the project Retailer want least disruption from refurbishment work etc, etc...

Aspects of cost performance ARBE121 - CLIENTS’ REQUIREMENTS FOR PROJECTS Minimising capital cost Getting the building finished as cheaply as possible Staying within budget Establishing a cost limit and not exceeding it Cost certainty Knowing how much the final cost will be Controlling cash-flow Managing the cost/time relationship etc, etc...

Aspects of quality performance ARBE121 - CLIENTS’ REQUIREMENTS FOR PROJECTS Prestigious design & aesthetics The “flagship” building for a bank Fitness-for-purpose How the building affects the processes taking place in it Environmental performance, durability etc, etc... Operational costs Related to above - cleaning, maintenance, energy etc… Environmental effects External and internal impact (e.g. Sick Building Syndrome) etc, etc...

Management implications ARBE121 - CLIENTS’ REQUIREMENTS FOR PROJECTS TCQ trade-offs and compromises They interact with each other “Quick, cheap and high quality” is difficult to achieve Determining appropriate procurement strategy Identify TCQ and other requirements Prioritise them Match strategies’ capabilities to needs
