Introduction of new Committee Current working committee has recently completed tenure of 2 Years. As per Bio-laws tenure of any working committee is for 3 years but due to personal responsibilities current committee members have decided to handed over responsibilities to new people. Elections were held and we would like to thank both our election commissioners Mr. Nitin Maggo and Mr. Navalkar for their great efforts to conduct elections. Major Work Highlights Maintenance Collection-Working Committee put efforts on regular follow-ups of maintenance dues collection. Account Balance-Even after major expenses for Security camera, Mosaic tile repair work and increased payments, we were able to maintain our balance over 14 lacs. Electronics Security-Our Phase-I premises is now under CCTV surveillance and we have started realizing benefits out of Implementation e.g. to catch small thefts, reduce our major expenses on Physical security services and to keep watch on Physical security guards. Mosaic tile circle design -Our garden looks more beautiful after major replacement work done for central mosaic tile circle design and with regular maintenance of our garden. Major repair work of inoperable “Fire Fighting system” is done which is now working Fine and tested.

Regular work activities Regular Water tanks cleaning for Society’s underground and overhead tanks All the Society Notices are regularly published on Notice boards DG Set: Routine maintenance. Gardening: new plants, trimming of plants etc. Painting of Lifts and Maintenance through AMC Maintenance of Solar Heater system Follow-Ups on getting Audit report from previous committees. Financial Accounts, book keeping and publishing of monthly income- expense statements on Notice Boards. New AGC-Phase1 website is available for use for all phase-I residents.

Work through Apex Major repair of STP plant which is operational now. Dry and wet garbage separation project is initiated for AGC Implementation of Bio-Gas plant Speed Breaker Implementation on main road CCTV camera’s implementation for entry gates and club house Main gate and Club house hall repainting work done. Installation of Automatic Raddi Machine Arrangements for good cultural programs for our entertainment

Planned work Activities ………………………………Inputs to new committee Implement phone connections inside Lifts connected to CCTV Helpdesk. Current security Services performance is not up-to Mark as per contract. Review their services and take appropriate decisions. Follow-up with builder through Apex for major issue of internal leakage. Pest Control program for society drainage lines, tanks, common areas and surrounding-Through Apex. Effective tracking and monitoring of CCTV cameras. Improvements in overall cleanliness of common areas. Rain Water Harvesting through Apex committee. Install Boom Barrier at main gate with help of apex committee Drinking Water Separation for Phase-I. Increasing Height of Boundary walls through Apex. Take forward work for Website for easy administration and communication.

Updates –Security Services and Systems After CCTV Implementation committee has decided to reduce Security guards from 18 to 12. Separate cabin made available for CCTV camera central monitoring and it was decided to have 24*7 monitoring of Phase-I premises. (At this moment we have started with 12 hours monitoring by appointing one person). It was decided to have central helpdesk at CCTV Monitoring room and equip all Lifts with Phones which will be connected to CCTV Rooms. Effective Monitoring of CCTV cameras will help us to keep eye on guards and monitor our premises, to reduce No. of guards and expenses on security. Security guards will do patrolling around the buildings and will help kids and old age residents whenever required. New Security agreement signed introducing penalty systems for Security services. We believe effective implementation of all points mentioned in Security agreement will help us to have good security services. Current Security services have failed to provide expected results and they are under performance review.
