However, this type of contract is open ended and therefore you must monitor the contractor’s operations and invoices very closely. You have all the risk.

(3) You want to finish as quickly as possible, so you “incentivize” the contract. You will pay his actual costs for a known scope plus an “incentive” or “bonus” fee, if he finishes early. Here you take some risk, but you use a bonus to motivate and control the contractor.

Then you publish an advertisement to contractors with an invitation for bids and get competitive pricing on the entire building package, erected on your site. This will give you the best price and the least risk.
