What does the RLA do? Represent nearly 20,000 landlords across England and Wales Provide training, landlord services and free online documents and accrediation Landlord Advice (LAT) Lobby local and national governments on behalf of landlords

Landlord Advice Team On hand to deal with a private housing related issues (not taxation nor planning). If they can’t help they will put you in touch with who can. Membership provides you with unlimited access.

The Wales Team Our team is based in Cardiff. There is myself and two full-time Policy Officers. Work with Welsh Government and local authorities in various capacities, but our main focus is on research and policy. Members of key stakeholder and official advisory groups.

Recent Victories in Wales Attained a three month grace period for landlords from the ‘bad water debt’ regulations from Welsh Water and Dee Valley Water. The RLA led the unofficial campaign which informed landlords of the changes. Ensured that the nonsensical ‘Superstrike’ was overturned. If only it was all this easy...

Battles Ahead Persuading the Welsh Government to re-think registration and licensing. Prevent the Welsh Government from making it easier and even less democratic for councils to (re)designate Additional HMO areas. We broadly support the intentions of a bill that is yet to be approved by the Welsh Assembly, the Renting Homes Bill. Model contracts are of a reasonable length (not 26 pages), ‘fitness for human habitation standard’ Joint Tenancies 6 Month Moratorium

Battles Ahead cont Some UK policy also affects Wales, e.g. Universal Credit and immigration checks Calls about rent control may have died down for the moment, but it doesn't mean they have disappeared forever. Mortgage Interest Relief Energy Efficiency BUT there is a Welsh Assembly election in 2016 and it is vital that we all unite to ensure any potential governing party understands the importance of the sector.
