3 Standardizing Across Neighborhoods This could save us the most money, up to appx $7-10k per unit. Architects will share specs. (waiting from OMR) Management will be meeting with each Architect, along with a group rep, to discuss this concept and process. There will be a joint meeting with both Architects to go over details No decisions will be made that change the spec without consultation with the groups.

4 Cost Saving Items All numbers are very approximate! Environmental issues are not factored in. Three categories: –Items that will save us more money: ~$4-6k per unit, ~$3-4k per unit –Items that will save us some money: ~$2-3k per unit –Items that will save us less money: –~$1-2k per unit

5 Flooring for Slab-on-Grade Units (~$4-6k/unit) First floor: Polished Concrete throughout –Could offer Pergo-type flooring as an upgrade option or it could be done post-construction –No wood upgrade option, tricky to do post- construction –Laura: “I think this is the way to go. It is very attractive and makes sense” Second floor: Painted Subfloor Second Floor bath: Vinyl –Possible Tile upgrade –May be an outgassing concern from glues

6 Flooring for Units with Basements / Second Floor Units (~$3-4k/unit) First & Second floor: Painted Subfloor Kitchen: Vinyl –Possible Cork upgrade –Possible Tile upgrade –May be an outgassing concern from the glues All bathrooms: Vinyl –Possible Tile upgrade –May be an outgassing concern from the glues

7 Insulated Steel Outside Doors ($2-3k/unit) Consider Fiberglass front doors as an upgrade or alternate Laura: Yes, insulated steel everywhere, including front doors of units. Keep wood (or fiberglass) at front door of Common House?

8 Vinyl Windows ($2-3k/unit) Can get double or triple glazed glass in a vinyl frame instead of wood for less money May be an outgassing concern from glues Laura: “I would like to see more in the way of cost and performance comparisons before any final decision to switch to vinyl.”

9 OSB Subflooring ($2-3k/unit) More sustainable Better than plywood for outgassing if the binder material is phenol or PMDI rather than UREA formaldehyde

10 Less Money (~$1-2/unit) Cabinetry: Foil Face vs Solid Pine –Wood is expensive! –Possible outgassing concern, unclear how much Laminate Interior Doors –Laminate ok re:outgassing, check the adhesive used. –Laura raises question as to whether they are significantly cheaper than currently spec’d flush birch

11 Less Money (~$1-2/unit) Conventional Partition / Exterior Wall Framing –Stew to diagram Masonite Soffits (vs T-111) –If painted properly looks good and no long terms maintenance problems. Laura ok.

12 Less Money (~$1-2/unit) Drop in porcelain bath vanity sinks with laminate countertops –Consider current spec as alternate –Laura is fine with this.
