It is great to have an existing building know your product –package it –market it effectively. ◦ Must be zoned correctly ◦ Building must be in good condition ◦ Utilities (Main size and capacity) ◦ Transportation ◦ Price ◦ Good color photo

Have your site “Ready-to-Go” ◦ Site is actually available – now ◦ Phase I Environmental complete ◦ Site can be developed cost effectively (Geotechnical, Topography) ◦ Utilities are at the site, or there is a plan, schedule & budget to do so (who is going to pay for it). ◦ Zoned or compatible surrounding land use

Not to be listed: ◦ No Existing Business – The building can be listed, yet the business entity can not. ◦ No Residential– Exception: if the property is zoned commercial and the majority of the property is used for commercial activity.
