2009/ 2010 Linus Wang MBA, MSc (Int’l Constr Mgmt), B Eng (Civil) linuswang03@yahoo.com 96704674 Diploma in Construction Management Diploma in Quantity Survey Unit 1: Communication in Construction

Aim of modules – To understand the construction technology on medium span, low-rise commercial, industrial and community Buildings

Objectives : Subject mastery – Demonstrate detailed knowledge of contemporary, rationalised and traditional technology – Acquire basic construction vocabulary – Interpret construction drawings Objectives : Personal abilities – Communicate technical information graphically – Analyse and understand technical information – Appreciate alternatives available for commercial, industrial and community buildings

Coursework and written examination – 30% of the mark is coursework – 70% of the mark is examination

Production of buildings; the industrialisation of building Functional requirements of buildings, elements and components Dimensional co-ordination; construction information systems Increasing the building scale laterally; Increasing the building scale vertically Superstructure - Structural frames Substructure – Ground conditions; types of foundations; retaining walls

Masonry construction; Timber frame construction Cladding and roofing to framed structures Ground floor construction; Upper floor construction Internal components and systems Access throughout and escape from fire in buildings Integration of building services

Client Consultants Contractors Occupiers Other Groups The Building Team

CLIENT Individual Group Corporate Government Clients representative The Building Team CONSULTANTS Project manager Architect Surveyors (QS/BS) Cost consultant Engineer Facilities Managers Landscape architect Services engineer Planning supervisor Estate Manager CONTRACTORS Management Contractor Main contractor Sub-contractor Specialist contractor Nominated contractor OCCUPIERS Employees Tenants Residents OTHER GROUPS Planning Departments Building control Regulations Conservation groups

How does the building team impact on the building technology? – Client may have technical background or no knowledge – Consultant have their professional opinion – Contractors have economic decisions – Occupiers are concerned with maintenance / longevity – Other groups represent political, environmental, social issues The Building Team

Drawings Technical Data Specifications and Bills of Quantities Information is co-ordinated using CI/SfB Technical Communication

Drawings

Construction Drawings What is the drawing for? General arrangement Component Detail What information is needed? Relate to other drawings Dependent on scale Standards for drawing British Standards / ISO Clarity and consistency

Technical Data All manufacturers of components, materials and systems create technical literature – Sales and marketing – Technical literature Most use the CI/SfB classification system – They can be related to one another

Specification and Bills of Quantities Specifications are basically written instructions for how something is to be built – National Building Specification (NBS) is a nationally accepted way for producing a specification – Most manufacturers prepare their own specification clauses that can be used in the main document Bills of Quantities and Cost Plans – Lists of materials or components or labour with a rate or cost attached. This allows a full cost to be agreed or estimated – Cost plans with agreed set of rates are an alternative

Building Control and Regulations Building Regulations are in place to control what gets build and ensures that a minimum standard is in place. Scottish and English regulations exist Regulations cover structure, thermal performance, fire regulations, control of moisture

Building Control and Regulations CDM (Construction Design and Management) Health and Safety at work regulations (1999)

Drawing Skills

Last Task for the Night! Create a title block for use on your drawings – Think what information you require – Think about a sensible layout of that information – Sketch out a title block – Create a title block completed for an imaginary drawing – bring this along on Wednesday morning
