The mortar joints have started to break down and shift Minor re-pointing was done in 2001, major re-pointing in 1985, work prior to that was done in 1961 The worst damage is visible in the north and east faces Water freely penetrates when it rains (more than 700 gallons of water were collected in the severe storms in April 2010) Exterior bricks have loosened to a dangerous level

Water damage is starting to impact inside of building, as visible in the Narthex and Balcony An untenable maintenance problem for our Property Manager and a potential safety issue.

Major work to be done on exterior Re-point all four facings of the upper section. Re-point 100% of the north and east facings of the lower section and 20% of the south and west facings. Knee wall on east side Additional options being considered Re-point 100% of all sections on all facings vs. only the 20%. Install new lead flashing along sanctuary roof knee. Apply masonry sealant to all of the re-pointed surfaces. Repair interior walls. Repaint and caulk all louvers, windows and wood trim.

Other considerations Furnish and install all scaffolding, protection materials, debris netting, etc. Remove materials periodically to keep area safe. All surfaces will be washed down upon completion. All work will be done in accordance with industry standards and OSHA safety requirements.

Working with the Board of Elders and Property Manager; Art Middleton is serving as Project Manager. Art has obtained three qualified bids from three qualified masonry restoration contractors. The proposals are being analyzed and compared for compliance with our proposed Scope of Work. A contractor recommendation will be made to the Congregation next week. The proposals range in cost from approximately $114k to $140k

August 22 and August 29 – Informational meetings September 19 – Congregational Meeting and vote to approve the plan October 17 – Pledge cards distributed October 24 – Bell Tower Pledge Day
