3 Comprehensive Management Services  Coordinate collection of dues and assessments  Provide accurate accounting in a timely manner  Maintain records of receipts, checks, expenses, and income statements, ledgers, delinquency report, and other documents as requested by board of directors  Provide monthly financial summary  Submit annual budget for board approval  Track annual budget on a quarterly performance basis  Submission of year end financial reports within 30 days of January 1 st.  Coordinate/schedule annual audit as approved by board  Coordinate with tax personnel  Assist with maintaining reserve account and regular contributions

4 Comprehensive Management Services  Help orientate new board members  Prepare and submit delinquency reports  Oversee/maintain common area in accordance with board standards  Maintain reserve account for future maintenance  Oversee utilities for common elements  Maintain records of insurance and assist board with handling accident claims  Respond to general questions from owners/tenants/renters regarding CC&R’s and Home Owners Association rules and regulations.

5 Comprehensive Management Services  Schedule work and oversee performance of service providers and vendors who have been approved by the board  Coordinate with rental agents/unit managers  Coordinate newsletter/website services  Employment of board- approved personnel  Attendance of board meetings  Obtain bids for regular maintenance and special projects  Provide 24 hour emergency contact  Accept and respond appropriately to correspondence from homeowners  Provide written correspondence on behalf of the Home Owners Association  Pursue collection of delinquent accounts  Identify and coordinate matters needing legal attention

6 Additional Services  Resale certificate preparation  Home Owners Association orientation for new purchasers  Assist with board of director’s election  Coordination of reserve study for future maintenance requirements and general financial planning
