Land Use and Planning Permits 8 planners 350 calls a month 16 calls a day for cases & inquiries 96% calls are answered or returned within 1 business day Case loads of 8-22 each planner Average case load of 13.6 cases 12 committees and commissions Plus counter duty PLUS building permit review

Hearing Timelines What does this mean to you? To better do our building permit review…we need to be more efficient in order to be more effective.

Hearing Timelines We are looking to provide: Predictable timelines Consistent high quality service Better analysis to support decisions Be better prepared at hearings Better address public concerns before problems arise Reduce opposition to projects at public hearings (reduce the number of hearings?)

Hearing Timelines Timeline changes we are working towards: Public comment period. Agency review period. Comprehensive staff report. Better quality control review. Give the Planning Commission more time to review the report.

Hearing Timelines What does this mean to you? Plan ahead! Save yourself 2 weeks or more by being aware of our process! Complete submittals prevent delays. Projects with partial submittals won’t be scheduled. Late submittals (or resubmittals) cause delays.

Hearing Timelines What do you get out of a structured process? All applicant’s are treated equally. BUT The process rewards applicant’s who are prepared! High quality submittals face less delays. No waiting behind other projects that are unprepared. Improved predictability!

Hearing Timelines So why should new timelines for land use permits matter to builders? Better projects mean smoother building permit reviews. Less frustration with land use issues. Clear expectations on both sides of the counter. Staff should be better prepared to serve you.
