State of the HOA Neighborhood current statistics 2 builders (Curtis and BuiltRite) 406 lots 336 built upon or in construction 70 lots open Architectural Sheds (4 requested and approved) Fences (10 requested and approved) Decks (8 requested and approved) Patios (1 requested and approved) House design change (3 requested and approved) Finance Rising costs continue to hit us and 5% raise in Dues will be imposed. New assessment will be $132 due 1 July 09 63 homeowners are in arrears 5 being 2yrs or more

2008 Accomplishments Board Member Tom Ball was re-elected Changed the Annual HOA Fee due date to July 1 st Installation of 3 replacement mailboxes on Silver Slate Secured Woodlawn Lawn Care as landscaping maintainer

Updated HOA website Tree removal/debris clean-up in several locations along Green Leaf Drive and Freedom Run due to storms Reseeding of the field along Greenleaf Drive Repaving of Sandstone Drive 2008 Accomplishments

Numerous homes were broken into Juveniles holding parties on dark streets Reports of vandalism Countless homeowner email complaints received 2008 Adverse Events

Projects Remaining All remaining projects have been cancelled for the upcoming year to allow the HOA bank account to increase up to acceptable levels Mailbox installations for Silver Slate, Sandstone. (Approx 3 sites of 3 boxes each) Painting of Street sign posts (Black to match street light posts)

Homeowners Responsibilities Keep home and surrounding area clean and free of debris/clutter Pick up after your animals Keep grass neatly trimmed Respect your neighbors and their property Notify the BOD of any violations or nuisances you are unable to resolve Check the website for news and updates Police yourself and be familiar with the covenants and restrictions of Greenbrier (e.g. No storing of RVs, boats and trailers etc.)
