1 1 February 26, 2013 IZ Zoning Basics Applicability – New Construction of 10 units or more in most R, C and Mixed-Use Zones Required affordable units – Greater of 8% to 10% of GSF or 50% to 75% of bonus density depending on construction (§2602.4 – “for so long as the inclusionary development exists”) Income Level – Units may be split between 50% and 80% of Median Family Income (MFI) depending on zone and construction 20% Bonus Density with height and lot occupancy adjustments in some zones Minimum Development Standards Relief – Through special exceptions and variances Source: DC Office of Planning
