General Grading Rules l all surfaces minimum 2% slope to prevent ponding l grade lot to run surface water toward street whenever possible l always drain water away from building foundation l easements needed if lot drains to back

General Grading Rules l grade front of house to run to street l no more than 4 backyards can drain into a swale between houses l no more than 8 backyards can drain into a swale running to street l no more than 10 backyards can share a common swale without a catchbasin

Lot Grading l Subdivisions cannot receive approval for construction without a grading plan l municipalities will not “assume” the roads and right-of-ways in new subdivisions without proper grading

Easements l a right-of-way reserved for a specific purpose on private property

Types of Easements l stormwater system l sanitary system l telephone l hydro l natural gas l cable

Purpose of Easements l to ensure access for maintenance and proper function l to shorten the path and reduce the capital cost for installation
