(100’ x 120’)  $40,000 - $50,000 for lot in Village of Sister Bay.  $5,200 impact fees in V. of Sister Bay  $185,000 typical sfr in C. Sturgeon Bay.

13 Building Costs – Multi-Family  4 plex can build for $80 per square foot. (800 sq. feet).  $256,000 to build 4-plex.  Land cost savings.  Rent $500 - $800 month.

15 General Conclusions  More affordable rental housing is needed, especially in Northern Door County.  Due to aging housing stock, home rehabilitation focus, especially in Sturgeon Bay (CDBG funds.)  Proximity to sewer, water and transportation everywhere.
