Building Costs - Single Family $100 per square foot (sfr) anywhere. Mound system ($14,000) and drilled well ($7,000) = $21,000. $28,000 lot in Sturgeon Bay. (100’ x 120’) $40,000 - $50,000 for lot in Village of Sister Bay. $5,200 impact fees in V. of Sister Bay $185,000 typical sfr in C. Sturgeon Bay.

Building Costs – Multi-Family 4 plex can build for $80 per square foot. (800 sq. feet). $256,000 to build 4-plex. Land cost savings. Rent $500 - $800 month.

General Conclusions More affordable rental housing is needed, especially in Northern Door County. Due to aging housing stock, home rehabilitation focus, especially in Sturgeon Bay (CDBG funds.) Proximity to sewer, water and transportation everywhere.
