Definition of Intelligent Building Technologies “ The use of integrated technological building systems, communications and controls to create a building and its infrastructure which provides the owner, operator and occupant with an environment which is flexible, effective, comfortable and secure.” Source: Technology Roadmap for Intelligent Buildings - Report Complimentary at: www.caba.org/trm)

Financial impacts/life cycle costs. Integrated design/build process. IBS reliability. Education and changing practices. Competing technologies. Standards/protocols are not interoperable. Challenges...

How to Integrate? Imperative # 1 An Integrated design team and process - dedicated to the integration notion! Integration should be implemented from inception to completion. The initial design stage is perceived as most critical to the process. The guidance of the System Integrator at this stage is indispensable!

Benefits of Integrated Systems... Better building access. Standardized infrastructure. Higher building/rental value. Consumption expenses decrease. Occupant/tenant control. Single control point.

CABA created the XML/Web Services (oBIX) Committee to look at using Internet standards for interoperable facility management in April, 2003. CABA moved the governance to OASIS (Organization for the Advancement of Structured Information Standards). The goals are to move quickly and create non-binding guidelines - oBIX (Open Building Information Xchange) and eventually international standards. CABA XML/Web Services (oBIX) COMMITTEE

Annual Energy Consumption by U.S. Commercial Buildings Data source: EIA 1999 Commercial Buildings Energy Consumption Survey. (Conversion: 3,412 Btu = 1 kWh) Total: 11,987 trillion Btu/yr = 3.51 trillion kWh/yr

Electricity Usage SOURCE: Alan Whitson

Saving Energy Pays Invest $1.25/sq. ft. in an Efficient Lighting Upgrade Saves $0.50/sq. ft. in Energy Costs per Year – –Payback - 2.5 Years – –ROI - 40% Creates $6.67/sq. ft. in Building Value – –ROI - 533.6% SOURCE: Alan Whitson

FACILITIES AS PROFIT CENTERS “Today, facilities are viewed as strategic resources... elevating the facility manager to the role of asset manager supporting the organization's overall business goals.... managing facilities as a true profit center.” ( From an E-mail promoting a new book “Total Productive Facilities Management - By Richard Sievert)

The Residential Approach It is already here! Just pick it up!

Technology Penetration in New Homes Source: NAHBRC/CEA ( Penetration figures represent technologies offered as either standard or upgrades by builders).

Drivers for Broadband and Home Networks 1. Broadband Growth and Sharing 2. Online Gaming and Shopping 3. Digital Audio and Streaming Video 4. Home Security 5. Home Automation 6. Emerging Network Physical Layer Technology and Network Connectivity

Drivers Continued... 7. IP Telephony 8. Reducing Health Care Expenses 9. Using Intelligent Software (ie. UPnP) 10. Drive for Broadband Services by Service Providers

Type of Installation Contractors used for Home Electronics As a relatively new labor category, custom installers rank just behind the more-established fields of security companies and electricians. Totals add up to more than 100 percent because many builders use more than one type of contractor. Source: NAHBRC/CEA

What will Dominate our Residence! The future holds much more -integrating building structure - detecting structural failures, corrosion, bursting pipes, etc………..

Collaboration with over 30 protocol/standards groups. MasterFormat Changes. Educational Initiatives: * Electronic Systems Industry Consortium. * CompTIA 50% reduction in HTi+ certification. TechHome Rating System. Channel Development Committee. CNET Home Integrator Directory. Reciprocal memberships with ABOK and over 50 Industry Associations! Industry Collaboration

XML Symposium 2005 CABA Intelligent & Integrated Buildings Conference 2005 CABA Intelligent Buildings Seminar - AHR Mexico 2004 Connected@Home Conference 2005 Over 30 other Conferences/Events including: Conferences, Trade Shows and Seminars
