Browstone’s Vision for Little League Drive We are offering to pay $78,000 to the City of Tonawanda for the land discussed in initial R.F.P Once land is obtained, we will have a finalized site plan within 30 days for review **Brownstone’s vision is to construct energy efficient, long- lasting, and aesthetically pleasing homes, at a moderate price, in this beautiful location in the City of Tonawanda Our idea for the land is represented in the follow 3 conceptual site plans, which show our thought process on how to approach development. Any community input is appreciated.

Conceptual Site Plan Option 2 Conceptual Drawing 2, 46 total parcels on configured road. The lots in this drawing have been set back deeper approx. 120 feet to give the homeowner more land on each parcel, while still providing buffer areas around the neighborhood.

Road Construction As per initial R.F.P., we (developer) will bear the costs of constructing the road Once land is obtained, we will produce a site plan for review within 30 days Road construction may take anywhere from 3-6 months depending on design as well as weather As soon as road is complete, we will begin to seek permits to construct the first run of homes

Brownstone’s Role in Community The primary goal of development is to impede on the surrounding area as little as possible Safety codes, regulations and standards will be thoroughly enforced by all parties involved through Brownstone All subcontractors will be fully insured Because there are residents in the surrounding area as well as the community that may have questions and concerns, we will be available for a monthly meeting (if necessary) where residents can voice all matters directly to our team as well as members from the town We will send out a mailer with our contact information to residents in immediate proximity to the site

Brownstone’s Role in Community Our designs isolate the proposed community from the traffic of Fletcher St., while also keeping it centrally located enough for easy access to the park Our goal within the community is to be as transparent as possible to all the residents who may be concerned about development in their neighborhood This is YOUR community, we are here to do our best to improve upon an already great area!

Housing Options We have five preliminary house designs for the neighborhood, including 3-one story models and 2-two story models –We are open to suggestions of what will be acceptable The houses range from 1,300 sq. ft. and up All houses are fitted with the latest heating/cooling, electrical, plumbing, and insulation technology to make them as energy efficient as possible, a Brownstone standard **All house renderings shown are preliminary. The specifications shown are ideas of designs and homes which we see appropriate for this particular environment.
