Submittals key to quality management of project Document or product turned in by construction team to verify that what they plan to purchase, deliver, and install is in fact what design team intended in drawings and specs –One last check –First step in QC

Types Color charts Coordination Drawings Cut sheets of product data Fabrication drawings Samples Mock ups Shop drawings

Types One of the final design steps –Construction drawings do not show adequate detail for fabrication & production of many parts –Shop drawings supplement, enlarge or clarify design –Shop drawings prepared by fabricator and reviewed by engineer –Other submittals could include carpet and paint swatches

Review and Approval –Section 01300 App F –Submittals no longer approved F 14-1 Releases designer from legal responsibility of party seeking approval GC stamps submitted received and forwarded GC and fabricator responsible for work according to contract and submittal review does not relieve that responsibility Stamps indicate that people have read submittal Do not want non-stamped submittals

Review and Approval –GC must submit everything that specs require as a minimum Submit everything and get reviewed signatures –Shifts blame to reviewers –In best interests of subs, suppliers and GC

Management –Submittals allow PM to id hidden errors and exceptions subs and suppliers have taken in bids Errors mean delays in getting building done on time –Sometimes PM does not complete design Allows subs and suppliers to have choices of field routing, materials selections and construction applications Means and methods Allows contractor to construct (not A/E or owner) –Bolted connections vs welded

Management –Submittal process also gives heads up on validity of construction schedule If submittal is late probably part will be late Times of submittals need to be on all PO and sub contracts “Color to be selected later” enough to get competitive bids and issue contracts if product brand is known

Management –Need to develop schedule of submittals –F14-2 –Need expediting log to manage submittal process from subs and suppliers F14-3 –PM looks through subcontracts to determine submittal schedule Subcontracts should include submittal requirements Send expediting log to subs and suppliers for agreement

Management –F14-4 –Submittal Log Logs submittals to PM for project Only logged in after PM has checked submittal against contract to verify mat’ls are as spec’ed Each submittal has unique # Submittal cover letter – transmittal F 14-6 Submittal log needs room for all reviewers to be accounted for –Could include city, state, county, A/E –Need to know about review outome

Management –Once reviewed submittal goes back to originating party for action Either revise or fabricate –Also provides way to change contract thru submittal
