Design-Bid-Build DISTRICT PRIME ARCHITECT GENERAL CONTRACTOR Design-Bid-Build TIME – Long, Non-Concurrent Activities in Schedule (Scope, Design, Bid, Award) -QUALIFICATIONS - Low Bid Award Solely on Price – Any Responsive Bid Must be Selected -RISK - Owner responsible for Errors and Omissions in the Design -COOPERATION - Most Adversarial – Incentive to Identify Weaknesses by Contractor -ADMINISTRATION - High Administrative Burden – Change Order Requests and RFIs -OWNERS INVOLVEMENT – Required but not onerous
