Annual Meeting 2015 4 2014 Summary Birkmoore Park The dead trees were removed and replaced. The invasive honeysuckle and buckthorn bushes were removed from the birdhouse area. A sign with the park rules was posted. Mailboxes The HOA Board and the ARC worked with homeowners to update mailboxes in order to make them compliant to the specifications. This project is approximately 90% complete at this time. Curbs and Gutters Several curbs and gutters were installed on Gullane. The installation included the curbs on Carlisle Ct., Cavendish Ct., and St. Annes Ct.

Annual Meeting 2015 2014 Summary (continued) Entrance Signs New signs for the side entrances were installed. Once the weather permits, landscaping will be added around the signs. The new signs can be found at both Park Rd/Birkdale entrances and at the Liberty/Fairway Park entrance. Zeeb Entrance The plantings at the main entrance off of Zeeb were updated. The dead bushes that lined the main entrance median were removed and replaced by grasses and additional plantings. Social Activities The HOA hosted the annual Halloween Celebration at the PFCC 5

Annual Meeting 2015 Plans for 2015 Mailboxes Work with homeowners to address noncompliant mailboxes Entrance Plantings Once weather permits, install plantings around new signs Speed Calming The board will continue to look into speed calming measures for Polo Fields Dr., Glenmoore, and Birkdale Dornoch Pond Work to finalize the plan for Dornoch Pond. Installation is scheduled for the spring and summer 6

Annual Meeting 2015 Plans for 2015 (continued) Social Activities Board is looking to schedule a social activity for adults this May Host the Halloween Celebration in October Front Entrance Improvements Continue front entrance improvements per the landscaping plan Common Area Maintenance Ensure common areas remain safe and aesthetically pleasing 5 Year Plan Continue to work on the 5 year plan for neighborhood improvements Understand the areas of improvement that are important to homeowners 7

Annual Meeting 2015 5 Year Capital Plan Project IDProjectDescriptionDate F Tennis Courts The board is interested in leasing the tennis courts from the Polo Fields Country Club in order to resurface the courts. The Board is waiting for the PFCC to provide them with a lease offer. TBD G Installation of Speed Calming Measures on Polo Fields Dr Speeding on Polo Fields Dr is an ongoing issue. The HOA plans to work with WCRC to determine the most appropriate speed calming measures for the area. TBD H Installation of Speed Calming Measures on Glenmoore (in front of playground) Speeding on Glenmoore is an ongoing issue. The HOA plans to work with WCRC to determine the most appropriate speed calming measures for this area. TBD ICourt Median Plantings The plantings in medians of several courts need to be improved. Courts include Fairway Park Ct and Bogey Ct. TBD J Neighborhood Tree Plantings Develop a plan for encouraging homeowners to plant trees in their front yards. The HOA will work with Great Outdoors to determine the best trees for the area and to provide homeowners with a group discount. TBD KBasketball Court Replace the broken court tiles at the basketball court. TBD LPlayground Fence Replace the fence in front of the playground and basketball area. TBD 8

Annual Meeting 2015 2014 Finance Review Largest discrepancy (15K) between budgeted and actual was for Winter Maintenance, HOA prepaid for the purchase of 75 tons of salt (13K) Approximately125K was collected for dues 2 liens were filed on 2 properties for non payment 2015 Finances Review Budget for 2015 remains similar to that of 2014 90% of dues have been collected to date HOA will work to collect outstanding amounts and will begin assessing late fees starting April 1 9
