High Efficiency Home with full Warehouse/Guesthouse and Cabana House By: Sutton Yanosky

Project and Overall Objectives My project will be the development of a high-efficiency home from top to bottom. The owner has a location and has already met with a team of engineers, architect and the parish executives, confirming all building permits that will be necessary throughout the project duration. All necessary funding is already in place for the entire project. My duties in this project will be to act under the general contractor as an assistant project manager for the building I will also be performing much of the actual manual labor during the job process. I will form structural connection details, site plans, foundation details and more for the project using AUTOCAD 2013 software. In addition I will form multiple materials lists for each phase of the project and use Excel and Primavera software to form accurate scheduling and project management techniques to keep the project on pace for completion by the project deadline. I will also use techniques for project management learned in previous classes by executing project network analysis techniques, as well as linear programming methods to monitor project costs versus a final project budget proposal. I will complete all necessary architectural drawings for the addition buildings structures (Apartment and Cabana area). All funding is already accompanied for by the builder.

Location was found December 2013 House location is about 600 feet into woods About 3 acres were cleared and the slab area was built up and prepped for pour and framework Land clearing begun shortly after home location was found in early January 2014.

House Slab Pour The slab was poured all in one very long day. Pump trucks ran in and out until almost 11 p.m that night. This slab was a monster, with enormous beams and footings Project slab material totaled over 215 cubic yards of concrete.

Up-to-date Project Details Site plan, blueprints, grade surveying and temporary electrical hook-up have all been established. (January 2014). Foundation Phase - currently in progress Concrete slab and wall foundation are in the process of build.

Tasks to perform Spring 2014 This Semester Duties Develop full project schedule and timeline Attain all necessary permits for project Use CAD to draw up header/beam/truss/steel- to-concrete connection details/openings schedules Formulate Materials take off list for each phase of the construction process Contact various sub- contractors and get quotes to compare project phase pricing. (Electrical,Plumb,HVAC, etc) Work with and ahead of contractors to order materials needed for upcoming deadlines. Formulate cost estimate for overall project as well as a monthly update towards budget. Begin design phase of poolside cabana and apartment structures.

Schedule January 2014 – Find house location and attain building permits Jan-Feb 2014 – Clear and prepare lot for foundation and build. February 2014 – Finish foundation and begin exterior concrete walls Set steel post and beam in proper location to hold 2 nd floor weight. (W-Beams) March (5-10) – Pour and Cure Concrete Walls March (10 – 28) – Frame all interior steel walls and install posts/beams and joists Have materials list for Foundation and steel walls/joists framing. Finish necessary detail drawings for project. Form cost estimate for clearing, foundation and framing phase.

Currently working on Cabana framing/roofing materials/price list and ceiling and rafter drawings. (about half way done) Currently working on Interior framing list for main house. (about half done) Plan to complete by end of this week.

Self Assessment It’s a little difficult to truly judge but I would say I am much ahead in some aspects and a little behind on others. The overall building project is behind almost a month from original schedule due to weather and now framing materials had to be custom ordered and are taking longer than expected. Due to this, the job has not had much progress so the 2 additional structures scheduled for later are now being put into action. All the drawings I have completed and material lists for are a good bit ahead of originally planned but as far as the house, I am a couple of weeks behind, but should be able to be caught up by the end of this weekend.

April and May 2014 March 31-April 14 - Complete framing of steel roof system. Have April 14 th -20 th - Dry in Building- all plywood for roofing and tar paper applied. April 21 st -26 th – Complete roof, all shingles, flashing, vents and caps complete Materials list complete and current project cost estimate for Roofing phase. Order all electrical, alarm, doors, windows, concrete sealents, plumbing, HVAC and soffit and fasia framing materials. April 28 th -May 10 th – Finish electrical rough in May 5 th – 11 th – Complete plumbing rough in May 5 th – 11 th – Complete HVAC rough in Get all 3 electrical, HVAC and plumbing inspections. May 11 th -17th th – Finish sealing all exterior concrete walls May 11 th – 17 th – Order all brick supplies and have ready for delivery.

May/June 2014…. May 19 th – 31 st – Begin and finish all soffit and fascia framing and installation. May 23 rd -28 th – Install all exterior windows and doors into building. Produce materials take off list and up-to-date project cost analysis. Include all brick, lentils and masonry orders into May’s materials list. Order all caulk, sanding materials and paints needed for interior. Order all interior openings Order all baseboard, crown moldings, casings and all trim materials for job Hire painter and carpenters. June 2 nd – 14 th – Complete Sheetrock phase ( hanging, finishing and texturing) June 2 nd – 6 th – Install all exterior hose bibs, electrical, plumbing and HVAC pipes or hoses and all necessary touch-ups to sealant before brickers begin. June 9 th – 30 th – Begin and finish brick phase. Complete monthly materials and cost update. Check job status for completion estimation dates compared to initial goal. Hire stucco contractor and all materials to complete soffit.

July 2014 June 30 th – July 4 th – Complete stucco phase of project and install all interior doors. June 30 th - Painters spray base coat throughout home. July 1 st -20 th – complete all trim work, get electrical, HVAC and plumbing hooked up. July 7 th – 26 th – complete painting phase July 28 th – Aug 1 st – get all supplies ordered for flooring, cabinets, counters, sinks, toilets, hardware, fixtures, etc. Complete materials take off for orders Complete updated cost for job. Begin forming plan for guest house and cabana area. Draw foundation details and prep for foundation phase.

August 2014 August 4 th -16 th – Finish flooring in house. August 4 th -8 th – Order and pickup shutter material August 4 th – 8 th – Install all hardware, fixtures, ceiling fans, smoke alarms, exterior lighting,etc, August 11 th -16 th – Install all sinks, toilets and appliances into home. August 11 th -16 th – Order and plan for landscaping phase and dig pond. August 18 th – 22 nd – Make/Paint and install all shutter for entire house. August 18 th – 31 st - Dig fish pond and finish landscaping and laying new grass for new property. Form August material take off and cost estimate.

September 2014 Sept 1 st – 5 th -Finish guesthouse and cabana foundation Sept 1 st -8 th – Install all appliances, Finalize home, and finalize materials and cost estimation sheets. Sept 1srt – 8 th - Estimated cost savings analysis for monthly utilities and overall building savings. Sept 8 th – 13 th – Finish all framing and roofing of cabana. Finish framing and decking of guesthouse. Sept 15 th – 19 th – Finish all plumbing and electrical for cabana, Sheetrock/Finish and texture guesthouse. Sept 22 nd – 27 th – Finish all interior and exterior finishes for cabana – build bar, grill area and finish bathroom. Sept 22 nd – 27 th – Finish all trim work and install all doors and openings. Sept 29 th – October 4 th – Paint the ceilings and floors in the guesthouse Form materials and price estimation for guest house and cabana.

October 2014 Oct 6 th – 11 th Finish guesthouse trim work and final paint coat. Oct 6 th – 11 th – Install all hardware Oct 13 th – 16 th – Install flooring in guesthouse Oct 17 th – 24 th – Install all cabinets and counter tops Order all appliances, sinks, toilets and all other necessary equipment to close project. Oct 17 th – 24 th – Apply all final touch work, paint, trim, etc. Oct 17 th – Hook up final plumbing, HVAC and electrical. Oct 17 th – 24 th – Install and hook up all appliances. Oct 27 th -31 st -Perform final materials take off and cost estimate Oct 27 th – 31 st -Form combined total project costs and materials list for house, cabana and guesthouse. November 2014 - Finalize project and initiate move it
