Capital Insight Pty Limited ABN 76 056 297 100 77 Berry Street North Sydney NSW 2060 t02 9955 2300 f02 9955 5574 www.capitalinsight.com.au Westmead Millennium Institute ICT/BIM Challenges during Commissioning

Medical Research Facility based at Westmead Hospital Project Budget approximately $110m Design Finalisation and Construct Completion in May 2014 Project Director role including Operational Commissioning and FM consultancies Project Overview

Today’s Presentation Split into two parts: Building Information Model (BIM) issues – Managing client expectations of the BIM – Element letting and interface – Contractor adoption Information and Communication Technology (ICT) issues – Impact on contract Completion – Compromised day 1 operations – Restricted cost management

Building Information Model Building Management Control System (BMCS) MechanicalSecurityElectricalLiftsetc Building Information Model Building Model Operation and Maintenance Manuals Facility Management SQL Database

Building Information Model

BIM - Advantages BMCS Dashboard – High degree of control and monitoring – Detailed interrogation of all system from one terminal – Remote access for interrogation of all systems Building Information Modelling – Secure off site cloud storage (BIM section and database) – Remote access – Real time monitoring and management – Integrated solution for FM and O&M systems – Ease and power of use

BIM - Challenges Client expectations and technical understanding – What was needed/expected vs what was briefed – Maintenance of system including costs System element breakup and letting – Different suppliers offer different solutions – Element interface issues Contractor and subcontractor technical understanding and adoption – Nutrigrain Problem: “You only get out what you put in.”

Building Information Model Building Management Control System (BMCS) MechanicalSecurityElectricalLiftsetc Building Information Model Building Model Operation and Maintenance Manuals Facility Management SQL Database + Consultants

BIM - Suggested measures Managing client expectations of the BIM – Obtain clear and concise brief prior to contract – Don’t break new ground if there isn’t motivation Element letting and interface – Gain an understanding to manage – Appoint specialist BIM consultant Contractor adoption – Audits of deliverables during contract stages – Include BIM Guidelines/Management Plan in contract

Information Communication and Technology Internet, Cloud and BIM WMI Building network including WiFi and VoIP Data Centre Print Server/Printers BMCS Network Head Ends: BMCS, EMS/FMS, Security, Lighting Control etc Audio Visual/IPTV University of Sydney Vendor WMI

ICT – Challenges Internet, Cloud and BIM WMI Building network including WiFi and VoIP Data Centre Print Server/Printers BMCS Network Head Ends: BMCS, EMS/FMS, Security, Lighting Control etc Audio Visual/IPTV University of Sydney Vendor WMI

ICT – Challenges Causes: – Poor relationship between WMI and UoS – Under resourced Client – Lack of technical strategic direction – Underestimation of complexity by Contractor

ICT - Suggested Measures Impact on contract Completion – Identify the risk and any network requirements prior to contract – Allocate BMCS component to most equipped party – Last resort: Separate out portions of work into new milestones Compromised day 1 operations – Allow sufficient time for testing by all parties prior to occupation – Be ready to react on Day 1 to issues – A lot of issues can be resolved with decent training manuals provided before and at occupation Restricted cost management – Involve strategic thinkers from client or consultants during design – Agree an allowance and move on

Discussion Recap: Building Information Model (BIM) issues – Managing client expectations of the BIM – Element letting and interface – Contractor adoption Information and Communication Technology (ICT) issues – Impact on contract Completion – Compromised day 1 operations – Restricted cost management
