4 History of Building Regulations
The origins of our regulations and Building Control dates back as far as the Great Fire of London in 1666 which destroyed 80% of the city. In 1667, Parliament passed an Act for the rebuilding of London. Surveyors were appointed to ensure the act was enforced. In about 1774, introduction of District Surveyors (Building Inspectors) followed soon after by the formation of the District Surveyors Association.

The first national Building Regulations were introduced in Amendments to these regulations have often been as a result of a major event such as occurred at Ronan Point. Ronan Point 16th May 1968

Building Act introduced in 1984 A major overhaul of the national Building Regulations took place in 1985. This changed the format of the regulations into a simple catalogue of basic functional requirements. Supported by Approved Documents.

The Building Regulations are…… The minimum standards for the design, construction and alterations to virtually every building. Developed by the Government and approved by Parliament. National standard for building work - major new development or an extension or alterations to your home. 28 Your Building Control Approved Inspectors Companies or individuals authorised under the Building Act 1984 to carry out building control in England and Wales. Approved by The Secretary of State Construction Industry Council is responsible for Approved Inspectors. Approved Inspectors are required to seek re-approval from the CICAIR every five years.
