Regional Managers n All of them have to work as a team n Every single one is responsible for his region n Should be locals who know the market n Supervises 2 to 6 centers n Controls the uniformity of standards, quality and images in every center

Facility Management n Controlled and ruled by regional managers n There are two teams sharing the tasks in site –Team 1 for the area –Team 2 for the building n The teams work closely together

Facility Management n Team 1: Area –Is responsible for the maintenance –Does the needed outsourcing-contracts (cleaning, security, snow removal, repairs, emergencies, gardening etc.) –Is responsible for the information- and service-points (parking, playground)

Facility Management n Team 2: Building –Analyses the market –Selects the operators, the franchisees –Makes contracts with the operators –Supervises the operators

The Regions Helsinki, North-, East-, West- and Mid-Finland

The Regions n Start with 3-5 centers, in 1-2 regions (Helsinki, Tampere, Oulu..) n When the results can be seen, there will be expansions to more centers

Russia and Baltic Countries n First not many Americans, but Finns, in the management n Local people will be trained and then involved more in the management

Conclusion n Headquarters give the main frames n Regional Managers have the most important role implementing the frames n In FM the coordination of the teams is important
