September 30, 2009Nexus Group2 Trending v. Rolling Reassessment sm Annual Trending All properties within a neighborhood, market area, or property class change by the same percentage. For example, sales data indicates values increasing by 2% in a neighborhood, regardless of individual property status. Result: All properties will change by the same percentage (all increase, decrease or remain the same).

Rolling Reassessment sm Rolling Reassessment sm Step 1: Individual properties are site visited and assessed in a neighborhood, tax district, property class, etc. Step 2: After individual changes are made, neighborhood is trended using sales data. Result: Properties will change by different percentages.

September 30, 2009Nexus Group4 Advantages of Rolling Reassessment sm More Accuracy & Uniformity Assessments & Tax Distribution With trending, unique sales (foreclosures, rehabbed homes, etc.) can impact all property values in a neighborhood. Tax Caps & AV Discovery Counties at the cap can reduce/eliminate budget cuts. Individual reductions for specific properties rather than an entire area or neighborhood. Reduction in Appeals Accuracy & Uniformity = Less Appeals
