2 Getting Referrals Getting referrals in Real Estate is one of the most important parts of the job. Without referrals you will have no business and have no success. Having a good reputation and treating your clients well is the key when trying to get future business.

3 Accommodating Take time to uncover the buyer’s needs and wants as well as what’s motivating their purchase. Getting a solid idea of what the buyer truly wants is the best way to really go above and beyond for your client.

4 Educate Educating Buyers on current market conditions is important because you want to be as honest as possible. If buyers don’t realize that there buying in a down market they wont understand prices and negotiations can be effected.

5 Doing Your Homework Research homes in the area and sort through active listings to make suggestions after cross- referencing buyer’s needs. Ex. Which homes are located in areas that have retained home values ? Which homes are located inside good school districts? Lower taxed areas? Easy work for commutes? Ect.

6 Going above and beyond Help buyers achieve their lifestyle needs with a different set of features than originally anticipated (this is particularly useful when dealing with financial constraints). Alongside negotiating being able to provide more than than the competition is essential.

7 Support Aid buyers in narrowing their search until they have identified their top choices. Making your client feel like they are priority number one is huge. Even though you have other clients looking for homes at the same time is extremely important to stay organized and really provide all information needed in order to narrow the selection.

8 Negotiation Handle the ins and outs of the negotiation process including the preparation of all necessary forms when making an offer and/or counteroffer. Making sure all the correct paper work is ready to go is important as many clients just like the processes to go by as fast as possible and as smooth as possible.

9 Repairs and Inspections Provide oversight and follow up for any inspections deemed necessary. Making sure to counsel buyers on how to handle any repairs needed on the property is also essential. Many home inspections require the agent to be their and walk through with the buyer.

10 Closing Be present at closing to ensure that all the buyer’s interests are protected. Although this is the end of the selling processes there is still room for error. As an agent its extremely important to be present at the closing to make sure all documents are signed and in no way is your client put at risk.
