design brief ADD YOUR DESIGN BRIEF HERE. HERE IS AN EXAMPLE: “The client’s rationale was to create a freestanding restaurant with dine-in, take-away and drive thru service. Provision was to be made for dining on the external terrace. The selection of internal materials, finishes and fixtures was to be of a high quality, so as to move the restaurant slightly more upmarket from the typical fast food restaurant. At the same time, the whole concept is relatively new and untried, and as such, capital costs for any new construction was to be strictly minimised. Approximately 50% of the existing site was already developed as an off street car park. This area was to remain undisturbed as much as possible. The proposed restaurant had certain inherent design constraints, which restricted the options for building location and orientation. The building is subject to the requirements of the National Code for the Construction and Fitout of Food Premises, as well as a similar companion document published by “Sampletown City Council”. The building presents the dining room to the street frontage to maximise visual appeal. This criteria took precedence over the ideal building orientation required to obtain optimal passive solar performance. design outcome ADD YOUR DESIGN OUTCOME HERE. EXAMPLE: “The response to this less than desirable arrangement was to limit the depth of the pergolas perpendicular the building to maximise entry of natural light and avoid over shading (i.e. where the terrace pergola is adjacent to the dining room on the southern elevation). Also, the form of the building is the typical industrial style with lower walls continuing uninterrupted to a parapet, with a skillion roof behind. This arrangement doesn’t provide an eaves overhang for shading, so horizontal louvre sunshades were provided on the east dining room elevation. With regard to design for access and mobility, the client demanded full compliance with “AS1428.2 Enhanced and additional requirements – Buildings and facilities”. There was limited opportunity to adjust the finished floor level of the building as the exit to the drive thru lane had to match closely with the existing car park levels.
